Community materials also note access to Meridian Ranch amenities like the recreation center, fieldhouse, golf course, parks, trails, and nearby shops and dining. Some homesites are oriented toward Pikes Peak, open space, or the eastern plains, which can make lot choice especially important.
Rolling Hills Ranch is another strong comparison point if views matter to you. It is described as being surrounded by open space and having Pikes Peak views.
If you want more elbow room, The Estates at Rolling Hills Ranch stands out for larger homesites. Public materials describe lots ranging from about half an acre to more than one acre, with open plain and mountain views, plus the option to use Campbell Homes, Reunion Homes, Hi-Point Home Builders, or another builder.
Falcon Meadows at Bent Grass is a useful option if you want a lower entry point and more bundled-in features. It is marketed in the Falcon area, though it is physically listed in Peyton, which is a helpful reminder that Falcon and Peyton often overlap in public home searches.
Challenger Homes currently shows pricing from the $440s, with 3- to 5-bedroom homes ranging from 1,607 to 2,905 square feet and 2- to 4-car garages. The builder also states that homes include full front- and back-yard landscaping and fencing.
That inclusion package is important. If you are trying to manage post-closing costs, landscaping and fencing can make a meaningful difference compared with communities where those items are added later.
Falcon Meadows also offers a strong amenity package for buyers who want recreation built into the neighborhood experience. Public materials list indoor and outdoor pools, a BMX track, a fitness and recreation center with classes, and parks.
For some buyers, that makes Falcon Meadows one of the strongest value comparisons in the Falcon-area new-build market. It may not offer the same master-planned scale as Meridian Ranch, but it does combine amenities with a lower advertised entry price.
Paint Brush Hills is another Falcon-area option that is also listed in Peyton. This community works well as a comparison if you care more about convenience and a ready-to-go package than about customization.
Meritage Homes positions Paint Brush Hills as a community of energy-efficient, move-in-ready homes priced from about $470,000. Public materials say homes include a washer, dryer, refrigerator, and whole-home blinds.
That can simplify your move and reduce immediate out-of-pocket spending after closing. Meritage also advertises a close-in-60-days-or-less guarantee, with reimbursement if delays are caused by the builder.
In Falcon, the lower advertised price does not always mean the lower total cost. The real number depends on what is included, what is optional, and what ongoing fees apply.
For example, Challenger says Falcon Meadows homes include landscaping and fencing. Meritage says Paint Brush Hills homes include appliances and blinds. Campbell’s Meridian Ranch promotion highlights design-center upgrades, air conditioning, patio upgrades, and a 3-car garage as part of its incentive structure.
That is why it helps to ask for a full pricing breakdown before you compare communities. A home with a slightly higher base price may still be the better overall value if more of the features you want are already included.
Meridian Ranch also comes with another layer to review carefully. Public community materials say there are district fees and CC&R or design-review governance, and that monthly district fees help cover water, sewer, storm drains, street lighting, recreational facilities, parks, open space, trails, parkways, and neighborhood signs.
Those costs may be worth it for buyers who want a broad amenity package and maintained community infrastructure. Still, they should be part of your monthly budget comparison from the start.
